NSW’s Mid North Coast is one of Australia’s most picturesque stretches – and it’s increasingly attracting the attention of buyers and renters looking to leave the big-city life behind.

Even before COVID there was a big push for people to move regionally, because those regions were generally much more affordable and a lot of people want to bring up a young family in a healthy, happy environment with more space.

Then COVID came along and proved that we could work from home successfully.

Now with evidently real threat of strict lockdowns within the inner-cities, Melbourne and Sydney being prime examples where an extended lockdown of at least 14 days was recently announced, renters look to the regional and coastal areas as an escape.

In terms of search demand information, there has been hot competition particularly for rental properties in top lifestyle spots over the past year, where new rental listings have struggled to keep up with surging demand.

In the year to April 2021, in the Mid North Coast, views-per-listing for houses increased by 128.3%. In particular, the town of Taree attracted significant interest, with views up 154%. In Forster, views for house listings increased by 149.3% year-on-year, while in Port Macquarie views were up 126.1% and Coffs Harbour 116.3%.

On the development front, in regional NSW, enquiries for land are up 189% on a year ago (to April 2021), giving savvy investors an opportunity to capitalise on increasingly soaring rents.

The exponential growth in this area does not look as though it’s about to slow down anytime soon.
